- Prepare purchase agreement, or review offer and counter-offer, if any; negotiate and draft suggested substantial changes, if any;
- Review and advise you regarding any Seller's Disclosure Statement required under Illinois law;
- Review and advise you regarding any lead paint disclosure required under federal law;
- Advise client on various ways to hold title to the property;
- Review title insurance commitment and render an opinion and explanation to client of the current status of the title; communicate with Seller or Seller's attorney regarding any title defects revealed by the commitment;
- Correspond and confer with client, real estate agents, Seller or Seller's attorney, and lender, if any, to coordinate closing;
- Review status of sale contingencies such as building inspection, radon testing, septic systems, well systems and financing, and advise you concerning problems disclosed or apparent;
- If a commercial transaction, review all leases and agreements, advise on rent and security deposit proration, and coordinate matters peculiar to the transaction;
- Review closing statement and related closing documents; and
- Attend closing.
- Prepare the sales contract, if appropriate, or review the Buyer's Offer to Purchase; negotiate and draft suggested substantial changes, if any;
- Review and advise you regarding any required Seller's Disclosure Statement covering condition of property, as required by Illinois law and any lead paint disclosure that may be required by federal and state law;
- Arrange for issuance of title insurance and review title policy commitment to determine current status of title; assist in clearing any title defects revealed by the commitment;
- Correspond and confer with clients, real estate agents, Buyer or Buyer's attorney and lender, if any, to coordinate closing;
- Prepare warranty deed and required transfer declaration(s); prepare zoning compliance certificate or exemption; as the case may be;
- Review closing statement and any related documents, such as, Affidavit of Title, and;
- Attend closing.
